Living in Zahara de los Atunes

Zahara de los Atunes is not a town. It is a settlement, a nucleo de poblacion, inside the municipality of Barbate on the Cádiz coast, and almost everything official bodies publish about it is published for Barbate. The one exception is price. Idealista gives Zahara its own report page, alongside Barbate rather than inside it, with three zones: Alemanes, Atlanterra and Zahara Pueblo. That separate price series is why this guide can exist at all.

Who lives here is harder to say. The Andalusian statistics office lists just over a thousand residents in the settlement, but prints no reference year and no source line beside the figure, so we treat it as indicative. Barbate as a whole had a little over twenty two thousand people at the start of 2025, of whom about one in twenty five was a foreign national, and Moroccans made up more than a fifth of that group. Those are Barbate's figures, not Zahara's.

The market is the awkward part. Zahara's asking price per square metre is a little above Tarifa's and close to twice the one priced district of Barbate, yet it fell over the year to July 2026 while every other Cádiz-province page we read rose. Only one of the three zones carries a price. A buyer is paying a premium into a market currently going the other way, with very little local data to check it against.

Honestly considered, both sides.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • Its own published price series, unusually for a settlement

    Idealista reports Zahara de los Atunes on a page of its own, directly under Cádiz province, with a selector of three zones. That is unusual for a settlement, which is normally folded into its municipality's figures, so a buyer here can track a local number.

  • A primary-care consultorio inside the settlement itself

    The EASP health-resources map records a consultorio local on Calle Maestra Angelines Saez in Zahara de los Atunes, within the Bahia de Cádiz-La Janda district and the Barbate basic health zone. Basic primary care therefore exists within the settlement itself.

  • Atlanterra, the one priced zone, was rising

    While the headline figure fell, Atlanterra, the only zone with a published price in July 2026, rose by about a sixteenth over the year and sits a little below the settlement figure. It is the one part of the market with a positive trend.

  • Barbate is a small, largely Spanish municipality

    About one in twenty five of Barbate's residents was a foreign national at the start of 2025, a lower share than Conil or Tarifa. Buyers who want somewhere that has not become an international enclave will notice the difference. The figure is Barbate's, not Zahara's.

  • The price peak was recent and the fall small

    Idealista's historic maximum for Zahara was July 2025, and July 2026 sat roughly a fiftieth below it. This is a market coming off a peak, not one in collapse, and the monthly and quarterly movements to July 2026 were both slightly positive.

The case against

  • Asking prices are falling year on year

    Zahara's headline price fell by roughly a fiftieth in the year to July 2026, the only one of the seven Cádiz-province Idealista pages we read to go backwards. Adra, on the Almería coast, is also a falling market. A buyer's capital can fall further.

  • Three zones listed, only one carries a price

    Alemanes and Zahara Pueblo had no published price for July 2026, so the zone carrying the village's own name has no figure. A buyer has a falling headline number and a single rising zone number, Atlanterra, and nothing to reconcile them with.

  • Almost every non-price figure is Barbate's

    Population, foreign residents, schools, health facilities and land area are published for the municipality of Barbate, not for the settlement. Our one settlement figure, a population of just over a thousand, carries no reference year. Nothing here that is not a price describes Zahara alone.

  • No railway station and no published climate normals

    Adif's 2026 network maps show no station at Zahara de los Atunes or Barbate and no line reaching either. AEMET has no principal weather station in Barbate, so no climate table appears here and we do not borrow Tarifa's or Cádiz's figures.

  • The reference hospital assignment is not published

    The consultorio in Zahara and both Barbate health centres carry the health district and basic zone but no reference hospital in the EASP field, and no Cádiz-province hospital publishes a list of the centres it serves. We state the district and stop there.

Where you might be better off elsewhere

Zahara de los Atunes suits a buyer who wants a small settlement rather than a town, accepts that most of what can be known about it is really known about Barbate, and is willing to buy into a market that fell over the year to July 2026 at a price a little above Tarifa's. If any of those three is a problem, look elsewhere. Conil de la Frontera, up the coast, is about a fifth cheaper per square metre and rose by around a seventh over the year, though it too has no station and no published reference hospital. Tarifa costs a little less than Zahara, was rising, and has an AEMET weather station in the municipality, but Idealista publishes no district prices there at all. A buyer who needs a train and a named reference hospital should read the Cádiz city page, where prices are more than a quarter lower and Hospital Universitario Puerta del Mar is on the record. El Puerto de Santa María offers Cercanías C-1 at a lower price again. And a buyer drawn to a falling market for value should compare Adra, on the Almería coast, which is also falling and far cheaper.

Neither, strictly. It is a nucleo de poblacion, a settlement, within the municipality of Barbate. INE's population table for Cádiz province has no Zahara de los Atunes entry, only Barbate. It does list a municipality called plain Zahara, but that is Zahara de la Sierra, an inland municipality, not this place. Every official figure except the Idealista price series is therefore published for Barbate, and this page labels each one as Barbate's.
Why does Idealista show Zahara's prices separately from Barbate's?+
Idealista treats Zahara de los Atunes as if it were a municipality. Its report page sits directly under Cádiz province, alongside Barbate rather than inside it, and it has its own selector of three zones: Alemanes, Atlanterra and Zahara Pueblo. Barbate's own page does not list Zahara among its districts at all. We do not know why Idealista made that choice, but the result is a settlement-level price series, which is unusual for a place that is not a municipality.
How do Zahara's property prices compare with nearby towns?+

The Andalusian statistics office's settlements table for Barbate gives just over a thousand residents in Zahara de los Atunes, split almost evenly between men and women. The table prints no reference year and no source line, so we treat it as indicative until INE's dated Nomenclator figure is retrieved. No foreign-resident count exists for the settlement. For Barbate as a whole, a little over twenty two thousand people were registered at 1 January 2025, of whom about one in twenty five was a foreign national.
Is there a train station or an airport near Zahara de los Atunes?+
There is no railway station at Zahara de los Atunes and none at Barbate; Adif's 2026 network maps show no line reaching either. The Cercanías line C-1 serves Cádiz, El Puerto de Santa María and Jerez de la Frontera, all of them elsewhere in the province. Jerez airport, in the municipality of Jerez de la Frontera, listed 32 routes in 2025 according to Aena. We do not publish drive times or road distances, because no official source we use states them.
Where is the hospital for Zahara de los Atunes?+
The reference hospital assignment is not published. Zahara has its own consultorio local, on Calle Maestra Angelines Saez, in the Bahia de Cádiz-La Janda primary-care district and the Barbate basic health zone. Its EASP record, like those of both Barbate health centres, leaves the reference-centre field empty, and no Cádiz-province hospital publishes a list of the centres it serves. We do not name a nearest hospital, because nearest is not the same as assigned.
Are there schools in Zahara de los Atunes?+
No school count exists for the settlement. For Barbate as a whole, the Andalusian statistics office recorded for the 2023 to 2024 school year ten infant centres, eight primary, three compulsory secondary, two bachillerato, two each at intermediate and higher vocational level and two adult-education centres. These are counts per level for the municipality, and a centre offering several levels may be counted more than once. No international or British school has been identified from a named source.
